Two main protocols give reliable results: the heat treatment at a minimum of 50°C for 90 minutes, which destroys eggs and adults simultaneously, and the combined chemical protocol in two passes spaced 14 days apart, successively using a new generation pyrethroids and an IGR (growth regulator) registered with the PMRA. The choice between the two depends on the sensitivity of the occupants, the nature of the materials (electronic, plants), the surface area and the budget. Regardless of the method chosen, the preparation of the home by the occupant is decisive. We systematically provide a detailed preparation sheet: all clothes and textiles must be washed at 60°C or dried at high temperature for 30 minutes, then bagged. Furniture infested with more than 30% must be disposed of by authorized emptying. The mattress is encapsulated in a zippered cover certified anti-bed bug for 12 months. Quebec legal framework and tenant/landlord responsibilities
In Quebec, article 1854 of the Civil Code requires the landlord to provide a dwelling in good habitable condition, which includes the eradication of bed bugs as soon as they are reported. The Administrative Housing Tribunal (formerly the Régie du logement) systematically considers bed bugs to be a sanitation problem for which the landlord is responsible, unless there is proof that the tenant introduced them through gross negligence.
